The Book I Wish I Had 5 Years Ago
I’ve owned rental property before, but not without a few scars to show for it. This book would’ve saved me thousands if I’d read it earlier. It doesn’t just explain how to buy a property... it teaches you how to avoid the headaches that most investors don’t see coming until it’s too late.The due diligence checklist alone helped me dodge what would’ve been a total disaster... one that looked good on paper until I followed their exact framework and realized how much I was overlooking. That one section? Worth the price of the book on its own. The part about focusing on cash flow instead of chasing appreciation made me rethink how I’ve been running my numbers for years. I’d been doing just enough to break even, but never really building anything that felt sustainable. That chapter changed my whole outlook.What surprised me most, though, was how much attention they gave to the people side of things... tenants, agents, contractors, and even how to deal with uncomfortable conversations around money. It made the whole process feel less intimidating and way more human. Extremely thorough yet easily readable...
Describing this book as thorough is an understatement. The title starts off with a bold claim, one that might seem skeptical, but the authors actually delivered. I'm beyond impressed, to say the least.I've had my nose in this book off and on all day and yet I'm still only exactly 33% through it. I'm not even sure I can say I'm reading this book. It's more like I'm studying it.Chapter 6 in particular rang a bell. "Buy on the fringe and wait. Buy land near a growing city!" This reminds me of an approach I know and love which is self-titled "the borderlands strategy." Hello places like Frisco, TX / Dallas suburbs.This book is a masterclass in professional, knowledgeable people offering an extremely high-quality product at a great price. There are even enticing offers at the end of each chapter, which is something marketers (and real estate individuals) can really take note of. (Lead gen.)So many good things to say. Probably the most concise way of doing so is by saying it really is a real estate bible, yet is still easy to read. No complex terms or challenging math. No walls of text. (Examples that do include math are straightforward and easy to follow.)Great buy that has been extremely enjoyable and thought provoking. Can see myself referring back to this constantly for years and years.

And yet, even having done it before, there is plenty of overwhelm that can keep you from pursuing the dream again.This book not only covers everything you'd need to pursue it, but it does so with a lot of motivation and mindset support that is definitely needed for the journey! It's friendly, accessible, and down to earth. The author reassures you that "Every expert was once a beginner."The examples are clear. The financial support is really helpful. The step-by-step guidance is awesome. Whether you're a flipper, a landlord, a total beginner, or something else, there is plenty in here for you to learn!Andrew & Courtney have done an awesome job. Makes RE investing simple to understand
This book is really useful if your attempting to learn about investing in rental properties and real estate. The entire thing the author does is expressed in plain words even when you totally have no knowledge of investing. I was an enthusiast of when they divided it out step by step so youre not confused. They tell you what type of property is pleasant to invest in and how not to make mistakes which was really handy for me.One part that I found actually really fascinating was when the author was talking about dealing with tenants. They had some really good tips on what you should do to have good tenants and be prepared. I had no idea how important it was to check references and ask the right questions before letting someone into your property. It is wonderful how the book uses real-life examples to show what does and doesn't work. Although I haven't finished the whole book yet, I already know that I have learned a great deal. The writer is very effective at advising without making it sound overly complex. I am looking forward to continuing reading and believe that this book will enable me to make improved decisions should I ever decide to invest in property.
