I don’t understand after it warms up how to detect gas ?   Do I move the button until it stops ticking and no alarm?   I move + and alarms sounds

Turn it on let it warm up a just dial till lights go out and ticking starts the ticking means the sensor is sampling the air if it detects methane it will alarm the more lights the higher the gas concentration

Question 2

Do I need to replace the sensor after 2 years to keep this working? Or, is the unit useless after about 2 years? I read the sensor tip has a lifespan.

HI,Usually the products can work for at least 2 to 3 years , if sensor is not sensetive enough ,  we recommend you to replace the sensor at that time .

Is any detection of gas harmful? My apartment supposedly just fixed its gas leak, but this is still showing the first level red light within my apt?

After warm-up and the yellow light goes out adjust the side dial to adjust the sensitivity until the first, bottom LED is at the threshold of lighting up and the ticking just starts to sound.  If the alarm sounds after warm up the knob is rotated too far + rotate - until the first LED is lit or about to be lit.  If the first level red light is lit and the alarm is not sounding, it's not detecting any gas.

Can *anyone* be clear and specific?  does one search (a) while the unit is clicking, or (b) when it's silent (*between* the clicking & alarm states)?

STEPS/TIPS ON USE: 
-To detect leaks while minimizing false alarms, turn the sensitivity dial upward toward (+) until the device begins to alarm away from any gas leak. Turn sensitivity dial downward (-) slightly until alarm stops but the 1st LED remains lit. Now, any small increase of gas level (as from a leak!) will cause the alarm to sound.
-If alarm sounds before finding a leak, sensitivity needs to be decreased to prevent false alarms.
-Each leak varies in leak rate and background gas concentration, so adjusting sensitivity level will help find any leak.
-Allow device to warm up sensor for 10s until yellow “Warm Up” light turns off.
