What is it about this kit that makes it preferable for retrofitting versus new builds?

This is good for both new and remodel construction. (Existing replacement) The fan is bigger than most fans that are being replaced so there isn’t need for drywall patches/paint. The flexible bracket makes it extremely easy. If you have basic tools, a little experience with remodel work and take your time you won’t need to go into attic at all, or if you use the slim low profile version it can be done in between upstairs and downstairs situations. I’ve installed over 200 Panasonic exhaust fans as a professional electrician over the years. They are one of the only exhaust fan brands that I can honestly recommend. Hands down the quietest as well. There is a reason they cost more than the builder grade $15 Broan fans that come in most houses.

The product description says "dc". does that mean it will or won't run off of standard 120v ac current?

These fans run on normal US 120v … The “ DC” motor is powered internally once you supply 120v AC power and is better quality & makes it quieter. Hope this helps …

does this have a 30 day return window? Not sure it will be right and installer not doing for 10 days
